FAQs

CFMG Capital creates value for investors by indirectly lending to residential land sub-divisions.
CFMG Capital currently offers three alternative products with minimum investments ranging from $5,000 to $25,000 all with the experience of the CFMG Capital team managing the projects.

What is the return on investment?

Each of our funds have different targeted returns:

  • The CFMG Land & Opportunity Fund has a targeted return between 8.95% to 9.95%, net of fees. – (see current offer)
  • The CFMG Monthly Income Fund has a targeted return between 7.95% to 8.5%, net of fees. – (see current offer)
  • The CFMG First Mortgage & Income Fund has a targeted return between 6.65% to 6.95%, net of fees. – (see current offer)

The return on your investment is dependent on the risks outlined in the relevant PDS for the Fund and the relevant SPDS.

When is the investment return paid to investors, is it a monthly or annual dividend?

The return on investment paid to investors vary depending on which Fund you invest in. We have three funds to invest in:

  • The CFMG Land and Opportunity Fund – Returns paid and capital returned at maturity in accordance with the SPDS.
  • The CFMG Monthly Income Fund – Distributions are paid monthly in arrears with initial capital to be withdrawn by providing appropriate notice as long as the investment has been held for longer than the minimum holding period of 12 months.
  • The CFMG First Mortgage and Income Fund – Returns are paid quarterly with the investment capital returned on maturity in accordance with the SPDS.

What is the minimum investment amount?

The minimum investment is just $5,000 via the CFMG Monthly Income Fund, or $25,000 via the CFMG Land and Opportunity Fund and the CFMG First Mortgage and Income Fund.

What is the average investment amount?

The average investment for first time investors is approximately $35,000. The average investment across the entire investor base is just under $100,000.

Can I pick the length of my investment term?

While you can pick which project you invest in, they all have a variable term determined by their size, location and other relevant factors. These minimum investment terms usually vary between 18 months and 3 years.

Am I able to withdraw my investment funds before the end of the published term for the investment opportunity?

For the CFMG Monthly Income fund an investor can request to withdraw whilst within the cooling off period, outside of this period an investor will have to wait for the minimum 12 month period to pass. For the CFMG Land and opportunity Fund an investor cannot withdraw early and must wait for maturity. For further information please refer to the specific PDS/SPDS.

This seems too good to be true. What’s the catch?

CFMG Capital are an AFSL License holder and regulated by ASIC. All offers are via a Product Disclosure Statement and give the peace of mind of a fully regulated environment. Can I invest using funds from my SMSF?

Yes, you can! The CFMG Land and Opportunity Fund has proven to be extremely popular with SMSFs, over 80% of the funds invested through this fund has come from SMSF Trustees. However, we are not able to provide you with financial advice and recommend you consult with a trusted and qualified financial advisor before making a decision to invest with CFMG Capital.

Can I invest using a loan from my bank/equity from a property I own?

Yes, you are able to invest any cash you legally control whether it be surplus savings, released equity or a personal loan as long as it is in line with the Target Market Determination of your chosen fund. However, we are not able to provide you with financial advice and recommend you consult with a trusted and qualified financial advisor before making a decision to invest with CFMG Capital.

Where are your developments located?

CFMG Capital have completed developments in Brisbane, Gold Coast, Sydney and Melbourne. The preferred area for development is driven by market conditions at the time of assessment.

How long have CFMG Capital been operating?

CFMG Capital have been operating since 2008 and have a team with decades of experience at major ASX listed financial services and development companies.

How do I apply to Invest?

What is the target return, and is it guaranteed?

The fund aims to achieve a disclosed income return, but target returns are estimates and not guaranteed and may change depending on loan performance and market conditions.

How are distributions generated?

Distributions are paid from interest earned on loans made by the fund and any interest on cash held. Some distributions are generated from loan funds retained and not advanced to the borrower.

How often are distributions paid?

For the Monthly Income Fund (MIF), distributions are paid monthly, subject to sufficient income being received by the fund.

For the Land & Opportunity Fund (L&O), the targeted return is paid upon the class of units specific loan maturity (i,e, at the end of the term), subject to sufficient income being received by the fund. But may be delayed up to 12 months at the discretion of the fund.

For the First Mortgage & Income Fund (FMIF) distributions are paid quarterly (every 3 months), subject to sufficient income being received by the fund for each class of units.

Can distributions be reduced or paused?

Yes. Distributions may be reduced or paused if borrowers don’t pay interest, loans are delayed, or expenses increase.

Is my capital guaranteed?

No. Capital is not guaranteed, and investors may lose some or all of their investment.

What security backs the loans?

Loans are generally secured by a first registered mortgage over residential property development sites, with Loan-To-Value-Ratio limits.

How exposed is the fund to property market downturns?

The fund is exposed to property market conditions, including changes in values, demand, and development timing.

What is the minimum investment period?

The Monthly Income Fund (MIF) has a minimum holding period of 12 months before withdrawal requests can be made.

The First Mortgage and Income Fund (FMIF) minimum investment periods vary, typically from 6 to18 months and are as specified in each Class of Units Supplementary Product Disclosure Statement.

The Land & Opportunity Fund (L&O) minimum investment periods vary, typically from 18 to 36 months and are as specified in each Class of Units Supplementary Product Disclosure Statement.

How do withdrawals work?

Withdrawals are subject to liquidity and processed according to the fund’s withdrawal terms and notice periods.

Can withdrawals be delayed or suspended?

Yes. Withdrawals may be delayed or suspended if the fund is not liquid or during stressed conditions.

Has CFMG Capital ever delayed withdrawals?

The PDS allows for delays in certain circumstances of up to 12 months at the discretion of the Trust; past instances are not guarantees of future outcomes.

Some examples of delayed circumstances are; excessive rain, supply shortages, staff shortages, waiting on council approvals, contractor disputes.

What fees do investors pay?

Fees include management and administration costs, which are deducted from the fund’s assets as outlined in the PDS.

Are there upfront or exit fees?

There are no standard entry or exit fees, but other costs may apply as disclosed in the PDS.

How do fees compare with similar funds?

Fees are comparable to other unlisted mortgage funds, reflecting active management and loan oversight.

What does the fund invest in?

The fund invests in lending for residential property development, rather than owning property directly.

Are loans only to CFMG Capital projects?

Loans are made to borrowers related to CFMG Capital, which is disclosed as a related-party structure.

Who manages the fund?

The fund is managed by CFMG Capital, an experienced Australian funds manager.

What reporting will investors receive?

Investors receive quarterly reports, periodic updates, and annual financial statements.
