Land FAQ's
What is the price of your land?
The price of each individual allotment is determined by broad factors such as current market conditions, in addition to more local individual factors such as size, shape, frontage, slope, aspect, location and amenities.
Is the land in a flood zone?
All of our projects are built in accordance with local council requirements and are not in areas deemed to be in a flood zone, this can be supported by maps upon request.
Are there any building restrictions?
Each project has its own set of Design Guidelines specific to the community, in addition to any requirements from local authorities. These guidelines are in place to protect your investment and are not onerous in nature.
When can we settle the land and commence construction?
Our Land Sales Consultants will provide all customers with ongoing construction updates to answer any questions they have in relation to construction process and expected settlement dates.
Home & Land FAQ's
What is the timeline for home construction?
Construction timelines can vary based on factors such as local regulations and weather. As a guideline, single storey dwellings can take from 16 weeks to 20 weeks, and two storey dwellings 24 to 28 weeks, once the builders are on site.
Are there any extra charges or is it a fixed price?
This depends entirely on your chosen builder. Some builders will offer fixed price contracts, however this will also be determined by the customer and if they wish to make upgrades or make changes during construction.
What is a ‘turn-key’ house?
‘Turn-key’ refers to a house being ‘all-inclusive’, with the term ‘turn-key’ suggesting that the moment you turn the key to open the door to your new home, there is nothing left to be done. This suggests that everything is included, window coverings, letterbox, clothesline, driveway, landscaping etc. Things that usually are not included in the base price of a house design.
Do I need to apply for permits and approvals?
Your builder will almost always handle the process of obtaining the necessary council approvals and permits for the construction of your new home. Always ask questions when unsure.
How does my finance work when I am building a house?
The biggest difference between purchasing a House and Land package and an existing home comes down to the financing. When buying an established home, you would only need to take out a regular mortgage loan. In house and land packages, you are required to take out two loans (usually bundled together in the fixed price): a regular mortgage on your land, and a construction loan for building your house.
Once the ownership of the land is transferred after settlement, you will need to start making mortgage repayments (only on the land). When it comes to paying stamp duty on a house and land package, as the home is not built yet, you only need to pay stamp duty on the land component of your purchase price, which gives you a great saving compared to buying an existing home. A construction loan is ‘drawn down’ in different stages of house construction. This means that the bank pays your builder in increments at the end of each construction stage, and you will only be charged interest on the amount of money you have paid thus far. These ‘progress payments’ may differ slightly with each builder.
